Embedded electricity metering system
The existing system hot water system was unreliable and not able to meet demand. Automation Industries designed and installed a new heat pump hot water system which is capable of load shedding during peak electricity tariff periods. The new hot water system is independent of other mechanical services and is completely managed by the DEOS control system.
Automation Industries worked with Flow to implement a metering and billing system.
The building electricity network is an embedded electricity network managed by Flow Systems. The Metering system includes electricity metering for all apartments, commercial tenancy and common property. It is implemented with a utility grade Landis+Gyr Electricity metering system.
The Carpark ventilation was upgraded to meet current standards (AS1668.2.2012).
About
Set in a modern tower block, this relaxed apartment complex is a 4-minute walk from Wickham train station and 1.3 km from both Newcastle Museum and the Newcastle Civic Theatre.
Straightforward apartments with full kitchens and living areas provide flat-screen TVs, dining tables and washer/dryers. Most apartments also have floor-to-ceiling sliding glass doors that open onto balconies with urban views.
Secure parking is available for a fee, and other amenities include an outdoor pool and an exercise room. Minimum 2-night stay conditions apply.
Challenges
The challenges on this project were all related to bringing an existing building into line with current standards.

The hot water system was not meeting demand.

The metering system had multiple problems with data integrity.

The carpark ventilation was not compliant with AS1668.2.2012.
The new works have delivered compliant and reliable systems integrated via the DEOS BMS.
How We Helped
Electricity metering
Automation Industries have experience with large embedded network designs, working with Flow as the embedded network operator.
On this project, all existing meters were replaced, and additional meters added as needed so that all energy usage is tracked and correctly identified. The DEOS BMS is key to the success of this part of the project.
New central hot water plant
The existing plant was completely replaced and is managed by the DEOS BMS.
Carpark Ventilation
The carpark ventilation system was upgraded with Carbon Monoxide sensors, and Variable speed drives on the exhaust fans. This system is also managed by the DEOS BMS.
